A new report showed that rent for all types of properties across Canada has jumped again, with an increase of 15.4 percent compared to this time last year.
According to a monthly report from Rentals.ca for apartment listings, the average monthly rent for all types of properties in Canada was $2,043 per month in September.
This means there was a 4.3 percent monthly increase in what landlords expect tenants to pay, based on listings posted on the site, and a 21.9 percent increase from the recently determined market low in April 2021. Since the pandemic peak in fall 2019, the average rent is now $100 higher per month.
Also, when it comes to the average rent by property type, single-family homes rented for $3,014 per month in September, up 12.1 percent from last year at the same time, based on Rentals.ca data. Similarly, rent per square foot was $1.62 in September 2021, while it was recorded at $1.70 in September this year.
The report also found that there was an increase of $171 (7.7 percent) in rental prices for residential apartments, and a five-cent increase per square foot, on average in Canada. Traditional rental apartments also saw an annual increase of 11.8 percent, with tenants now paying $2.46 on a per square foot basis.
Additionally, rent rates for homes and basement apartments rose this year compared to last year, with landlords asking for an additional $200 per month for basement units, and about $450 more per month for houses, based on listings on Rentals.ca.
Based on Rentals.ca listings, studio unit renters will be asked to sign leases at rates 6.3 percent higher than the average last year, or $22 more per month.
When it comes to average rent by province, British Columbia had the highest rent at $2,682 per month in September 2022, an annual increase of 31 percent. This figure represents all property types and is an average based on cities across the province, according to Rentals.ca.
After British Columbia, Nova Scotia had the second-highest average rent at $2,453, an increase of $643 compared to the same period last year. The average rent rate in the province is now higher than in Ontario, where the average is $2,451, thanks to a 36 percent year-over-year increase.
Furthermore, Newfoundland also saw a significant increase compared to last year, by 29.7 percent, from $932 per month in September 2021 to $1,209 this year.
Looking at major cities in Canada, the average rental prices for residential apartments were highest in Vancouver, with an average of $3,225 per month, which is the third highest annual rent inflation in Canada, up 29.3 percent annually. London, Ontario recorded the highest annual rent growth at 33.1 percent, followed by Toronto at 31.2 percent. Then Gatineau, QC, at 2.3 percent, and Fort McMurray, Alta., at 2.4 percent, were the two cities in Canada with the lowest rent change.
After the pandemic, rental rates for residential units in Toronto and Vancouver rebounded by 46 percent and 54 percent, respectively, according to Rentals.ca. There were no significant changes in apartment prices in Ottawa and Montreal, but Montreal saw a $256 monthly increase in listing prices in September compared to the same time last year.
